Note that there is no reception area at the property. Upon arrival, simply provide the caretaker with your booking name and settle any outstanding balance. The caretaker will then escort you to your villa.
OCCUPANCY AND GUEST POLICY

Maximum Occupancy: The forest retreat Villa accommodates 15-20 guests. The maximum occupancy for the villa is 20 guests. This includes adults and children.

Visitors: Guests are allowed to have visitors during their stay, but overnight stays by unregistered guests are prohibited.
RESERVATION & CANCELLATION POLICY
Reservation and Payment

Full Payment: To secure your reservation, full payment is required at the time of booking.

Payment Methods: We accept major credit cards, bank transfers, and online payment platforms.

Security Deposit: A security deposit is required (RM500) and will be refunded within 7-14 working days after your departure, subject to a satisfactory inspection of the property.

Extra Notes: Children aged 8 years and above will be charged at adult rates. All rates quoted are inclusive of all taxes and fees.
Cancellation & Changing Dates Policy

Cancellation 14 Days Before Arrival: 50% refund of the deposit.

Cancellation & Changing Date Less Than 14 Days Before Arrival: Non-refundable.

Guests are required to request cancellations via email to admin@theestatemalaysia@gmail.com. This ensures all cancellations are documented and processed efficiently.
Penalty Details

If you cancel your booking more than 14 days before the scheduled check-in date, you will incur a penalty equal to 50% of the total booking amount.

This penalty covers administrative costs and potential loss of revenue.
Late Cancellations & Changing Dates

Cancellations & Changing Date made less than 14 days before the check-in date are subject to a full penalty, meaning no refund will be issued for the down payment made at the time of booking.

POLICIES AND GUIDELINES
The Estate Malaysia cannot be held liable for any failure to provide contracted services due to circumstances beyond our control. We do not guarantee the safety of guests against incidents such as accidents, personal injury, or acts caused by third parties, natural disasters, theft, or negligence.

All activities involve inherent risks to health and safety. Guests assume full responsibility for any risks associated with activities or services booked through our website. The Estate Malaysia disclaims responsibility for any eventualities related to these activities.

Vehicle and Property Safety
Parking is at the owner's risk, and The Estate Malaysia is not liable for theft or damage to vehicles or their contents. Similarly, we do not accept liability for loss or damage to property left in guest rooms or on The Estate Malaysia property during the stay. Guests are advised to secure insurance covering curtailment, loss of luggage, personal effects, damages, injuries, and valuables.
This statement clarifies that The Estate Malaysia does not assume responsibility beyond reasonable control or guarantee safety against unforeseen incidents, emphasizing the importance of personal insurance and acknowledging inherent risks in activities and property management.
PET POLICY

Pets: Pets are allowed if they are fully trained. Please get in touch with us in advance to discuss your pet's stay. Additional cleaning fees may apply.
SMOKING AND ALCOHOL

Smoking: Smoking is strictly prohibited inside the Villa. Designated smoking areas are available outdoors.

Alcohol Consumption: Responsible alcohol consumption is permitted. The use of provided glass containers for alcohol consumption is STRICTLY prohibited.
NOISE AND QUITE HOURS

Quiet Hours: 10:00 PM to 7:00 AM. Please respect the peace and quiet of the natural surroundings and other guests.

Noise Levels: Excessive noise and loud music are discouraged at all times to maintain a serene environment.
DAMAGES AND LIABILITY

Property Damages: Guests are responsible for any damages caused to the property or its contents during their stay. Costs for repairs or replacements will be charged to the guest.

Liability: The Estate Hulu Malaysia is not liable for any accidents, injuries, or illnesses that occur on the premises. Guests are advised to exercise caution and follow safety guidelines.
HOUSEKEEPING

Cleaning Service: Basic cleaning service is provided every three days. Additional cleaning services can be arranged at an extra cost.

Linen and Towels: Fresh linens and towels are provided.
